A Quiet Family Estate on Maui's North Shore

Pueo Estate: a quiet family estate and private sanctuary.

Built in 1946, the 5,210 square foot main house pictured here has locally been known as The Paholei Sugar Mill House for decades. The current owners wanted to preserve its unique character and history while bringing its conveniences into the present day. In fact, the current owners were so dedicated to integrity, they insisted on restoring new life to the ohia lehua hardwood floors and planting 300 ohia lehua trees on the property to help bring structure and the ‘aina together as one.

Restoration of the main house is mostly complete. The current owners had enough foresight to plan for the new owners by ensuring a turnkey, ocean view home while allowing enough leeway for personalized customization.

Additionally, the new cottage whose views speak to a visceral place inside everyone who visits will be complete in the summer of 2015. It is purposefully completed just enough to allow the new owners to personalize it according to their personal needs and tastes.

With 35 ample acres, Pueo Estate can serve simply as a family sanctuary with plenty of indoor and outdoor contemplative space that needs do nothing more than provide peaceful respite for its new owners.

Well-Appointed Townhome in Maui's Hottest Neighborhood

At 1,133 square feet covering two floors, this 3-bedroom is the largest unit available at Kehanali Gardens.

This unit in particular is undoubtedly the most well-appointed throughout the entire townhouse complex.

New travertine on the ground floor leads to the new deck, celebrating the indoor/outdoor Hawaiian lifestyle. The new oversized picture window offers 24/7 views of the green space, while the double sliding glass door overlooks the intimate private back yard.

Fresh paint, new carpet and spa-like bathroom remodels (including custom tile, granite, and high-end nickel fixtures) complete the new home look and feel.

American Pharoah

The potential to be the first Triple Crown winner since 1978. I'm sure that even the least involved understand how huge that is.

Having won the Kentucky Derby and the Preakness Stakes, American Pharoah is the hands-down favorite for the 147th Belmont Stakes to be held on June 6. I wish my schedule allowed me to head off to New York to be present for his efforts. It's just so exciting and inspiring to be among those who strive to give their absolute best.

You may be wondering why a real estate agent on the island of Maui is writing about the Triple Crown. That's a logical query. You see, I am representing an otherworldly 34.99 acres on Maui's North Shore. The current owners brought new life to this property that had all but been neglected. Their vision was to create a world class equestrian center.

I have to say that they realized their vision. You'll have to see for yourself:

Being on these perfectly silent grounds during the midst of the pursuit of that elusive Triple Crown can't help but inspire visions of what could be...of the development of the next Secretariat, Seattle Slew, and this incredible American Pharoah.

What do you envision?

Pueo Estate - 35 Historic Acres on Maui's North Shore

It’s no wonder Maui claimed the throne for 20 consecutive years as Conde Nast’s Best Island in the World. With 120 miles of coastline, an average daytime temperature that hovers between 75 and 90 degrees and more experiences than one can ever begin to fulfill, Maui serves as full-time home, part-time home, and world-class vacation destination to royalty, celebrities and mere mortals who understand the rejuvenating power of constantly reconnecting with nature in a way that only Maui can provide.

Mauitouch Ranch / Pueo Estate presents a daily opportunity to do just that. This rare 35-acre jewel recently reimagined as a world-class equestrian center is perfectly poised above Paia town just below Makawao, overlooking the famed North Shore with full bicoastal ocean views. The West Maui Mountains are a prized daily painting arising from the landscape just a few miles away, while the 10,023-foot Mount Haleakala is ever-present as the opposing backdrop.

Of course, the new owners of this trophy property can fulfill their own visions of its future. Respectfully, we’re showcasing possible four visions based on the property’s unique location and history.

Enjoy, and mahalo.

__________

Vision 1 - The current owners had a clear vision for the 35 acres and its 1946 Sugar House: restore life and mana to its neglected house, its abused land, and its depleted resources, and redefine the rolling hills as a world-class equestrian center.

Utilizing thousands of hours of their own sweat equity and their own extensive knowledge of botanical restoration, the current owners did just that. They breathed new life into the main house, built a cottage whose views simply cannot be described with words, constructed a horse barn rivaling the best in the world, cleared the land and its breathtaking gulch of years of abandoned automobiles, household appliances and general litter and rejuvenated acres of newly healthy, carefree space for Mother Earth’s creatures to roam. Pueo Estate has been transformed into a truly world-class property.

With this first proposed vision, the new owner continutes creating the equestrian estate on their own terms. With all the essentials in place, from rigid high-density polyethelene fencing separating four separate pastures to advanced computer controlled watering systems both indoors and out, the new owners will need only to personalize the property to suit their individual tastes.

__________

Vision 2 - With an advanced infrastructure already in place, Pueo Estate is the perfect gathering place for weddings, cocktail receptions, outdoor theatre, intimate concerts, and other social events.

The sugar mill ruins have been preserved in such a manner that they’ve become a priceless part of the landscape, serving as the irreplaceable bridge between its past and the new owner’s vision of its future. With outdoor lighting, ample outdoor power, a built-in concrete wet bar, terraced concrete staging and built-in acid stained concrete seating in addition to lawn seating, this truly unique outdoor venue can serve as the centerpiece of any of the social gatherings explored above. The current owners properly prepared for such gatherings by embedding ample septic underneath the Tufftrack® grass-permeable pavers, allowing thick, healthy grasses to grow while allowing trucks to deliver tents, food service, sound equipment and so on to the space.

The main house is laid out in such a manner that a bridal suite is easily envisioned. Guests all throughout the main house are afforded incredible views because of countless windows, yet they maintain privacy because of well-planned landscaping.

__________

Vision 3 - The third vision for Pueo Estate is that of its namesake: a quiet family estate and private sanctuary.

Built in 1946, the 5,210 square foot main house has locally been known as The Paholei Sugar Mill House for decades.

The current owners had enough foresight to plan for the new owners by ensuring a turnkey home while allowing enough leeway for personalized customization.

Additionally, the new cottage whose views speak to a visceral place inside everyone who visits will be complete in the summer of 2015. It is purposefully completed just enough to allow the new owners to personalize it according to their personal needs and tastes.

With ample land well beyond these structures, Pueo Estate can serve simply as a family sanctuary with plenty of indoor and outdoor contemplative space that needs do nothing more than provide peaceful respite for its new owners.

__________

Vision 4 - The fourth vision for Pueo Estate is that of the new owners creating their own architectural and landscape palettes.

With that in mind, Pueo Estate does not want for the most precious resource all - one that sometimes requires a great deal of legal wrangling to obtain on Maui: fresh water. It cannot be stressed enough how valuable an asset the property’s 1.5” water main and 60,000 linear feet of subsurface piping are. Agricultural rates for water service are a pleasant, mind-at-ease benefit for the new owners of Pueo Estate.

With an abundance of fresh water and with the current owners having taken such great care to restore the land to a healthy, productive state, this rare canvas is ready for the new owners to begin creating their own masterpiece.

Go ahead and start dreaming.

What colors are in your palette?

Miracle Price on Meakanu Lane

IMG_7840
At 1133 square feet over two floors, this 3-bedroom, 2 1/2 bath unit is the largest townhome available at Kehalani Gardens. Without compare, it’s also the most well-appointed. One covered parking space and one open-air parking space are 25 and 50 feet (+/-) from the front door, respectively.

IMG_7403IMG_7597
New travertine on the ground floor main living space leads to the new deck, celebrating the indoor / outdoor Hawaiian lifestyle. The new oversized picture window offers 24/7 views of the entry green space while the double sliding glass door overlooks the intimate, owner-controlled, sprinkled private back yard. Fresh paint completes the new-home look and feel. The convenient powder room features custom tile with a modern look, a pocket door, an oversized, new stylish pedal sink, a matching toilet self-closing Toto toilet and new custom lighting.

kitchen
The light kitchen is perfectly sized for the motivated gourmet in the household. The window overlooks the new wooden deck, which itself is perfectly level to the ground floor – great for easy access to grilling and indoor / outdoor entertaining with the West Maui Mountains as the perfect backdrop. Equipped with reliable GE microwave, GE glass cooktop, GE oven, and GE refrigerator, the kitchen is lovingly maintained since new. The new stainless steel, almost imperceptibly quiet Maytag dishwasher perfectly compliments the stainless steel cabinet hardware and double sink. Stackable Frigidaire laundry with plenty of custom Elfa-type shelving is conveniently located behind closed folding doors within the kitchen space.

IMG_7406IMG_9990
The dining area is flooded with natural western light without being subjected to western afternoon temperatures. You see, the sun sets behind the West Maui Mountains early in the afternoon, so the owners of this townhouse get the benefits of the western facing light without the heat.

IMG_7399
Head down the freshly painted bright stairway from the 3-bedroom, 2-bathroom upper floor and head out the ground floor front door to leisurely walk to the new Foodland, The Coffee Bean, Long’s, Walgreen’s, Pu’u Kukui Elementary School and the new McDonald’s. Kaiser Permanente, the new Safeway, Starbucks, Iao Middle School, Baldwin High School and Maui Memorial Hospital are less than two miles away.

MAUI364959I
The second-floor master bedroom features a vaulted ceiling, a walk-in closet, a sliding-door closet, and plenty of natural light - all overlooking the community’s green space. Tthe newly carpeted room feels bright and open.

MAUI364959J
The two second floor guest bedrooms (one of which is currently being used as an office/study), have mirrored closets, one of which has ample Elfa-style shelving. Both rooms overlook at the West Maui Mountains. All the upstairs bedrooms, closets and hallways have new carpet.

IMG_2162
The third bedroom, being used by the current owners as an office / study, overlooks the West Maui Mountains. As with every room on the upper floor, the third bedroom features new carpet.

Master Bath (1)MAUI364959N
The second-floor master bath is spacious and overlooks Kehalani Gardens’ green space. As with the second bath and the ground-floor powder room, the master bath features custom lighting with mood dimmers. New granite countertops, high-end, heavy nickel plumbing fixtures in sinks and shower/ whirlpool tub definitely speak of quality and care. The self-closing Toto toilet is one of three in the house. The brand-new custom tile creation places this home at the top of the desirability list for Kehalani Gardens.

Passenger Bathroom
With the guest bathroom, nothing was spared in ensuring the details. Heavy nickel fixtures, granite countertop, new Toto toilet and high-end sink feel heavy and solid. The unique curved shower road has two tracks – one for the shower curtain on the outside of the shower and one that can discreetly hide hanging towels and drying swimsuits on the inside of the shower. The custom tile, installed in May of 2015, waterfalls down from the highest point of the walls onto the floor, creating a cohesive, spa-like feel rivaling anything Maui's best resorts have to offer.
