I've heard that Hawaii has something like 14 different microclimates. (I humbly submit to corrections on the number). Our state's mountainous topography is largely responsible for our having the wettest spot in the world, arid and semi-arid deserts, tropical and subtropical climes and, as clearly shown above, frozen alpine ecosystems.

Breaking News...


It's so nice to live on Maui for a number of reasons. 

Here, the term "breaking news" is often quite different from what it is elsewhere around the world. Here are some examples from today's Maui News and Maui Now:

• Owner of diver flag & float alive and well
• Emergency training in county building
• Record high temperature set in Kahului
• National meeting on coral reef issues comes to Maui

By no means am I diminishing the problems that the world is experiencing. They're still there. 

It's just nice to know that, at least here on our little rock in the middle of the Pacific, at least in comparison to the headlines everyone else wakes up to every day, it's breaking news that one of our divers is alive and well and that 93˚ is a record temperature. If that's the biggest news Maui has to offer, sign me up.

There is indeed a slower pace of life here. There are tongue-in-cheek bumper stickers and T-shirts sensibly proclaiming, "Slow down. This ain't the mainland." There are occasions in which the line of three or four cars will stop so the mommy chicken and her five chicks can cross the road. It's as though everyone who lives here understands that a Maui life is truly meant to be lived - not merely existed. There's an island-wide culture that gives everyone permission to exhale. Let me write that again: there's an island-wide culture that gives everyone permission to exhale. You don't find that in very many places, do you?

Yes, we pay attention to the clock when we have to. We play our roles of responsibility. For the most part, we're kind to one another. We're intelligent - academically, intellectually, and emotionally. We're whole. We're actively involved in our local community, our state community and beyond. It's just nice to know that our little island can pretty much be counted on to have peaceful headlines at the end of the day. And we can exhale.

50 Shades Of...




The view in the video? That's the view from your second floor lanai.

Here are the highlights;
July's Sales Unit Volume - Residential sales increased to 98 homes sold while condominium
sales decreased to 82 units sold. Land sales decreased to 9 lots sold.
July's Median SALES prices -The residential median price increased to $573,750 while
condo median price decreased to $387,500. Land median price held steady at $550,000.
Days on Market, Residential homes = 107, Condos = 138 DOM, Land = 279 DOM.
(General DOM Note: this is the average DOM for the properties that SOLD. If predominantly OLD
inventory sells, it will move this indicator upward, and vice versa. RAM's Days on Market are calculated from list date to closing date [not contract date], including approximately 60 days of escrow time.)

"Year to Date Sales" numbers compare January-July 2014 to January-July 2013.
Shorter time frame (monthly) views do not necessarily reflect the longer timeframe trends.

Year-to-Date Median and Average prices are rising in residential and condo markets. Increased
showings and sales, multiple offers on "well priced" listings, hesitant buyers become onlookers......

Window of opportunity is quickly closing for first-time homebuyers (see below).
"CASH is King!" when making an offer.

Well priced properties are attracting multiple offers making for a quick sale.
Inventories in residential and condo classes remain steady as sale prices increase.
REO (foreclosures) and short sales are dwindling, with any "hidden inventory" (or overhang) backlog slowly trickling onto the market.

Mortgage Interest Rates are inching up slightly which may help motivate would-be Buyers to go ahead and buy IF they can qualify.
Savvy Investors are buying with cash, giving them a strong negotiating position,  no financing/appraisal hassles and a quick closing.
While general U.S. economic news looks cautiously hopeful, current world and US events
will have ripple effects on cost of living, consumer confidence, Financial and Real Estate Markets.

Rising sales prices cause some "Owners" to become "Sellers," putting their homes on the market.

FOR SELLERS: Sharpen your pencil, talk to your CPA and your Realtor® to explore the hidden benefits
or consequences. Make no assumptions that will sting later.

To be successful, Sellers need to beat competing properties with better property condition,

REALISTIC pricing, good marketing, and flexible, creative terms (Seller Second Loan, Agreement of Sale, Lease with-option-to-buy and Sale-with-lease-back to seller).

Days on Market figures show that properties priced right will sell in a reasonable timeframe, often with multiple offers. "Priced Right" is still the determining factor.

BEST Deals are selling, while significantly over-priced listings remain un-sold.

Pro-Active Sellers are getting their properties appraised, inspected and surveyed in advance to encourage realistic offers from knowledgeable Buyers. This can prevent unanticipated escrow fallout or Buyers whittling your price down during the transaction when previously unknown facts come to light.

FOR BUYERS: Low interest rates prevail; however have started to nudge up. 
Buyers should get Pre-Approved so they can shop in confidence (fewer last minute disappointments due to non-funding loans).

"Short-sales" and foreclosures are still in the marketplace, yet they can be less of a bargain than they seem, requiring more hurdles to leap and more time (often 4-6-12 months) to close, if at all.

Be prepared, but BE REALISTIC. Lenders are much more stringent on requirements now for loan approval, compared to 2004-2008.

First-Time Home Buyers - Many programs are available..... Attend a First-Time Home Buyers workshop, get familiar with the process, get qualified/approved, do your homework to get your own home.
Many current owners never thought they would be able to own until they attended a workshop, discovered they could own a home, and are glad they did.

The low point in the market has passed, so check it out carefully NOW, don't delay. The opportunity is fading quickly. If you can't buy now, start saving your down payment for the next market cycle.

Disclaimer: Zooming in on the figures of a specific geographic area or property type may lead to different conclusions that looking at the overall view.

Forever in our Favor



Y'know, oceanfront living is quite unlike any other. We tend to live according to playing conditions rather than what the clock might dictate.

For the past week, we've been lucky in the area of prevailing tradewinds. That means that we can simply walk out the back door, grab our windsurfing equipment out of the lanai closet, and the odds are forever in our favor.

The weekend of July 4th, we'll be visiting some friends who live Upcountry. There's usually a fireworks show or two down in the Wailea / Makena beach area, and we'll be able to catch those beauties from our own firepit, probably huddled up in light blankets, nursing a glass or two of wine.

Tonight, though, we're just going to take advantage of the slower island lifestyle and catch the Gilbert & Sullivan show at the Maui Arts & Cultural Center. The Mikado is being performed by the Hawaii Opera Theater and the Hawaii Symphony Orchestra.

Okay, so we have to live by the clock for the last part, but at such little cost. Life at Sugar Cove really is as sweet as they say.

I'll Never Tell

Yesterday was one of the most beautiful days ever on the North Shore. 

The conditions were just right for windsurfing, so we figured that Ho'okipa would be hopping with activity. We took a little 10-minute drive to go see all the activity. It was incredible.


As is usually the case, the windsurfers were skimming right and left at the west end while the longboarders patiently waited for the next big wave at the east end. The park was full, the beach not as much so. I guess everyone was giving the lone turtle its space. The clifftop had its usual share of tourists watching in awe the athleticism below.

While that was fun, it was even nicer to come back home and get our own gear out. See, here at Sugar Cove, we're in a residential area that's a little hidden from the main path, so we essentially have the ocean to ourselves...40 steps from our lanai. Life is indeed sweeter here.


Oh! I almost forgot! With the Maui Film Festival going on, we've had more celebrities on the island than usual. If I told which star I sat and talked story with yesterday - just sitting there on the beach watching the lone windsurfer while we took our time to get ready to go out ourselves - nobody would ever believe me. Besides, I agreed to keep his/her presence a secret. Everyone deserves the privacy afforded here at Sugar Cove. I'll never tell.

Summertime off the Road to Hana


Maui's famed Road to Hana. It's beautiful year 'round, but particularly so in the summertime. The winter rains have subsided, leaving a lush green tropical setting all along the 52 miles that connect Kahului to Hana.
